    A builders clean is the cleaning of a construction or fit-out project before handover. It runs in stages: a rough clean removing debris and dust, a builders clean of all surfaces, and a final sparkle clean of glazing, fixtures and floors so the space meets handover standard for client or tenant inspection.

    Builders cleans are won and lost on programme, not on price. If the clean cannot mobilise on the day the last trade leaves, handover slips — and on a fit-out that usually costs more than the entire cleaning package.

    The other failure is doing it once. Construction dust keeps falling: a single clean before a snagging round means the space is dusty again by the time the client walks it. Staged cleans, with a sparkle clean timed to the inspection rather than to convenience, is the only approach that survives contact with a live site.

    Rough clean after first fix, builders clean once trades are complete, sparkle clean immediately before inspection or handover. Each stage has a different scope and a different resource level.

    Fine dust is the whole problem

    Plaster and MDF dust settles in ducts, trunking, socket faces, window reveals and door frames long after the visible mess is gone. It is removed with HEPA vacuum work and top-down sequencing, not by mopping.

    Protecting new finishes

    New glazing, sanitaryware, ironmongery and flooring damage easily. Scrapers, abrasives and the wrong chemicals cause snags that get charged back — so products and methods are agreed against the finishes schedule.

    Working inside site rules

    Site inductions, CSCS requirements, permits, welfare arrangements and waste routes all apply to the cleaning team exactly as they do to any other contractor, and we mobilise expecting that.

    • We plan the clean off your construction programme, not a fixed date, and re-plan when the programme moves — which it will.
    • The sparkle clean is timed as close to inspection or handover as possible, because dust settles again within days on a live site.
    • Large projects are cleaned floor by floor or zone by zone so completed areas can be handed over progressively.

    What is a builders clean?

    What is the difference between a builders clean and a sparkle clean?

    The builders clean is the heavy stage: all surfaces cleaned top-down after trades complete. The sparkle clean is the final presentation pass immediately before handover — glazing, mirrors, ironmongery, fixtures and floors — done once no further dust-generating work will happen.

    How much does a builders clean cost?

    It is priced per square metre against the project's condition, finishes and the number of stages required. Condition drives it more than size: a clean fit-out and a heavy structural refurbishment of the same area are not comparable. A site walk gives a firm figure.

    How quickly can you mobilise?

    For planned projects we book against your programme. For short-notice handovers we can usually mobilise within a few working days, and we would rather tell you honestly what is achievable than agree a date we will miss.

    Do you remove protective film and labels?

    Yes, at the sparkle stage — glazing film, appliance labels, ironmongery and sanitaryware protection — using methods that will not scratch or mark new finishes.

    Can you provide ongoing cleaning after handover?

    Yes. Many projects roll straight into an ongoing contract for the occupied building, which means the team already knows the finishes, the floor types and the access arrangements.
